As part of our sustainability assessment of the world's largest listed companies, we identified 233 companies within the top 10,000 listed companies whose primary business activities are concentrated in the real estate sector. These companies were evaluated using our proprietary sustainability assessment framework, which has been specifically adapted to reflect the unique environmental, social, governance, and climate-related characteristics of real estate assets and operations. The assessment methodology combines internationally recognized sustainability standards and benchmarks with a set of customized indicators developed to address sector-specific sustainability performance drivers. This hybrid approach enables a comprehensive evaluation of both operational sustainability performance and long-term resilience.
Alignment with Global Standards
The framework incorporates key elements from leading global real estate sustainability standards and reporting frameworks, including: - GRESB (Global Real Estate Sustainability Benchmark) - LEED (Leadership in Energy and Environmental Design) - BREEAM (Building Research Establishment Environmental Assessment Method) - WELL Building Standard - CRREM (Carbon Risk Real Estate Monitor) - TCFD / IFRS S2 climate-related disclosure principles - SASB Real Estate Standards - GRI Sustainability Reporting Standards These standards provide the foundation for evaluating environmental performance, climate resilience, resource efficiency, governance practices, stakeholder engagement, and sustainability disclosure quality.
Proprietary Real Estate Sustainability Metrics
In addition to global standards, our methodology incorporates a range of customized indicators designed to capture sustainability factors that are particularly relevant to real estate companies. These include: - Portfolio-level energy efficiency performance - Carbon intensity and decarbonization trajectory - Green building certification coverage - Climate risk exposure and asset resilience - Water efficiency and conservation practices - Waste management and circularity initiatives - Tenant wellbeing and occupant health measures - Sustainable development and redevelopment practices - ESG governance and management systems - Sustainable finance and green capital allocation These proprietary metrics allow for a more nuanced assessment of sustainability performance across different real estate subsectors, including residential, commercial, industrial, logistics, hospitality, healthcare, and mixed-use portfolios.
Assessment Approach
Each company is evaluated across a series of weighted sustainability pillars covering Environmental, Social, Governance, Climate Resilience, and Sustainable Asset Management dimensions. Scores are normalized and benchmarked against sector peers to ensure comparability across geographies and real estate asset classes. The resulting sustainability score provides a holistic view of a company's sustainability maturity, operational performance, climate preparedness, and alignment with emerging global sustainability expectations. By combining globally recognized standards with sector-specific proprietary metrics, the framework seeks to deliver a robust, decision-useful assessment of sustainability performance within the real estate sector.
